How to Deal with Nutrient Neutrality Challenges

Hear from our experts with experience of solving nutrient neutrality issues in property development, from all angles.

Rodger Harrison

Rodger Harrison runs a number of businesses, Hoecroft Homes, Harrison Civils Ltd and Norfolk Rivers Consortium.

  • Hoecroft Homes  is a Property developer specialising in barn conversions.
  • Harrison Civils is a specialist Civils and drainage contractor specialising in sewage treatment plants. They assemble Graf sewage plants from their factory near Norwich and are the only approved installer for Graf in the UK.
  • Norfolk Rivers Consortium is civil engineering consultancy and provider of mitigation credits enabling projects with nutrient neutrality issues to commence construction.

Jordan Cribb

Vertex Architecture

Jordan founded Vertex Architecture in April of 2018, and since then we have worked on over 500 projects across, Norfolk and the surrounding counties out of our Hunstanton and Norwich offices.

The business predominantly works with individual clients and developers on residential projects, ranging from small extensions to large housing developments, as well as commercial, heritage, public, and conversion projects too.

The role of the business is to provide all of their clients with realistic, honest advice and over the last few years this has involved a great deal of work around nutrient neutrality and assisting clients through this challenging time.

The goal of the business is to see their projects actually built, and not just a dream that doesn’t get beyond the drawing board. They focus on fulfilling their clients brief as best as possible, within their budget and providing them with something that exceeds their expectations.

    Zak Simmonds

Technical Director of the Norfolk Rivers Consortium

Zak undertakes all technical work within the the Norfolk Rivers Consortium. As well as producing the site specific work, Zak has also produced all of the strategic documentation for the marketplace and has assisted Natural England in their preparation of the nutrient catchment boundaries within Norfolk.

Zak, apart from being the technical lead for the consortium, has worked for almost a decade with developers designing drainage systems and assisting with flood risk, although principally focused on water quality, and has been the technical lead on strategic schemes across the country.

This experience allows Zak to give his clients unique insight and advice around nutrient neutrality, with an onsite success rate of >90%, which is unprecedented.

    Steve Wilson

Partner and Head of the Residential Property Team at Leathes Prior.

Steve and his Team act on a wide range of property-related matters including the conveyancing of residential property and development land, bridging and development finance and option agreements.

With the growing demand for new build properties, Steve has built up specialist experience in acting on the acquisition of small to medium size development sites together with the subsequent plot sales.

Part of this has been building a substantial knowledge in the issues around nutrient neutrality and working with a number of his clients who have mitigated these risks within their developments

      Max Mace

      Managing Director – NM Finance

As the MD of NM Finance, Max runs the Residential and Commercial teams teams within the business. As well as driving these teams forward, Max has personally helped hundreds of clients with the property finance that works for them and their business.

Two key factors that set Max apart from the rest are his enviable knowledge of the Commercial, Bridging and Development finance sector and his experience as a property developer himself, having completed numerous projects from self builds, ground up developments, holiday lets and HMO conversions.

Nutrient Neutrality has been a major concern for many clients over the last few years and Max has worked closely with a number of NM Finance partners to mitigate this for them as much as possible. This skill set allows Max to give his clients unique insight and advice around the structure of deals whilst working with a huge range of lenders to tailor the finance to the specific requirements of each and every client
