    How does development finance work?

    Usually you will agree the total value of development finance required, which can be up to 75% of the gross development value (GDV). Funds are usually released in fixed stages as your project progresses. There may be an option to draw down further funds, particularly if the development has increased in value. The last stage of funding will only be released once the building is signed off by building control.

    Ground-up development projects

     As the name suggests, this is a development project where you are creating new residential dwellings. This can include anything from complete, new build properties to demolishing an existing property and rebuilding it as well as barn conversions.

    Can I get development finance for refurbishing a property?

    Usually if you were just refurbishing an existing property, rather than developing it from the ground up, you would require Bridging Finance (which we can help with too!) Definitions of light or heavy refurbishment are below.

    Light refurbishment (Bridging)

    This is any type of development where you typically don’t require planning permission and there is no need to carry out any major structural work. For example, this could include anything from a small extension under permitted development to straightforward, cosmetic, interior changes.

    Heavy refurbishment is any type of development where you are making large, structural changes to the interior, usually requiring planning permission.
