The Scenario - A portfolio landlord needs development finance extension after shortfall

Our client is a portfolio landlord who has undertaken renovations on previous properties and has retained them. He split the title of a parcel of land on a property that he holds in his personal name and arranged a new build via a limited company. His plan was to build and retain.

The Challenge

Although an experience landlord, our client did not have any development experience within the last 5 years but had an extensive list of contacts from his previous refurbishment projects. We found a lender that was willing to take this on board as proof of his experience. During a challenging economic climate the costs of the build increased significantly and the client was running out of funds to complete the project.

Our Solution - Negotiate an extension to the funding

When it became apparent that there was a shortfall of funds to complete the project, we reviewed alternative funding options. The best solution for the client was to arrange an extension with the existing lender. NM Finance helped negotiate the extension to increase the term and the facility for a further 6 months to enable the client to complete the build and move onto the next phase of his property journey.
